What is a Home Inspection?
A home inspection is an objective visual non-destructive examination of the systems and structure of a home, from the roof to the foundation. Having a home inspected is similar to getting a physical checkup. If a problem or symptom is discovered, the inspector may recommend further evaluation. A home inspection is not a warranty or insurance program but a method to assist you in understanding the condition of your new home.

Why a Home Inspection?

A home inspection is essential for your protection as a prospective home owner. You need the experience of a professional to provide assurance that the representation made actually exists.

The client is invited to participate in the inspection. By becoming part of the process you will gain a better understanding and knowledge of the property while strengthening your decision making ability. Real value and meaning is brought to the inspection, providing plenty of time to review and clarify all issues relevant to the report.

Do I Have To Be There For The Home Inspection?

It is not required that you are present for the inspection, but it is recommended. This will give you the opportunity to meet your new house, observe its systems and how they work. You will be able to ask the Inspector questions and it will be an experience that you will enjoy. Seller and agents are welcome to attend.

How Long Will It Take?

In most cases, the average inspection takes between 2 to 3 hours depending on the size, condition and age of the property. A comprehensive report is provided at the end of the inspection.

What If The Report Reveals a Problem?

No house is perfect. If a problem is detected it doesn't necessarily mean you shouldn't buy the home. You now know in advance, what to expect. A seller may elect to fix the problem, or adjust the purchase price if problems are found. If you are on a tight budget, this information will prove invaluable.

Could My New Home Fail The Inspection?

No. A professional home inspection reports the current condition of your prospective home. It is not an appraisal, which determines the market value, or a municipal inspection, which verifies local code compliance. A home will not "pass" or "fail" the inspection. But report to you the physical condition of the property, indicating what may need repair or replacement before you buy.

Will I Be Able To Understand The Report?
